1. Purpose

The diaspora.immo website is published by IDLABS GROUP. Details about the publisher are set out in the legal notice .

diaspora.immo lets you browse real-estate listings (apartments, houses, villas, land, buildings, commercial premises, offices, and other properties), post listings, and contact advertisers directly by WhatsApp or phone.

2. How the platform works

The advertiser posts a listing and provides the information, photos, and contact details they choose to make public. The listing may be moderated before it goes live. Once published, interested people contact the advertiser directly.

3. Role of diaspora.immo

diaspora.immo provides a listing and connection service. The platform is not a party to contracts between users: it does not represent the buyer or the seller, does not negotiate the sale or rental, does not collect the property price on behalf of the parties, and does not guarantee that a transaction will be completed.

4. Advertiser responsibility

The advertiser alone is responsible for published information, photos, price, property characteristics, their capacity to offer the property, documents they share, their legal and tax obligations, and the actual availability of the property.

They must not, in particular:

• publish false information or fraudulent listings;
• use photos for which they do not hold the rights;
• offer non-existent or unavailable properties;
• abusively duplicate listings;
• share fraudulent contact details;
• publish discriminatory or unlawful content.

5. Responsibility of the interested user

Before paying, making a deposit, signing a document, visiting, or committing to a transaction, the user must carry out their own checks: identity of the other party, status of the property, available documents. The platform’s safety tips help with this.

6. Moderation

diaspora.immo may refuse a listing, request changes, suspend or remove a listing, suspend an account, or ask for additional information.

Publishing or moderating a listing is neither a certification of the advertiser or the property, nor a legal, land-registry, or administrative verification. A moderated listing only means that diaspora.immo has carried out the publication checks provided by the platform.

7. Transactions between users

Visits, negotiations, payments, contracts, and more broadly any transaction take place directly between users, under their sole responsibility. diaspora.immo does not act as an agent for the parties.

8. WhatsApp and phone contacts

The user voluntarily chooses to contact the advertiser using the details provided on the listing. Exchanges that take place outside diaspora.immo are the responsibility of the people involved.

9. Reporting

Each listing may be reported for the following reasons: suspected fraud, misleading listing, property already sold or rented, fake advertiser, inappropriate content, duplicate, misleading price, incorrect contact details, or any other reason. diaspora.immo may review the report and take appropriate measures.

10. User accounts

Creating an account requires accurate and up-to-date information. The user must keep their access confidential and use their account personally. diaspora.immo may suspend or delete an account in case of breach of these terms.

11. Professional advertisers

Real-estate professionals may publish multiple listings. They remain subject to the same publication rules and remain responsible for complying with the obligations specific to their activity.

12. Intellectual property

The diaspora.immo brand, interface, texts, and graphic elements of the site are protected. Any unauthorised reproduction is prohibited. The advertiser declares that they hold the necessary rights to the content and photos they submit, and authorises their distribution on the platform as part of their listing.

13. Service availability

diaspora.immo strives to provide continuous access to the service, without being able to guarantee it. Interruptions related to maintenance, feature changes, or technical causes may occur.

14. Personal data

The processing of personal data is described in the privacy policy .

15. Changes to the terms

diaspora.immo may update these terms. The applicable version is the one published on the site on the date of use.
