A well-presented listing is not a guarantee. An imperfect listing is not proof of bad intent either. Your job: separate useful facts from grey areas, then ask the right questions.
Five fields to lock down
- Transaction: sale or rental (and rent frequency).
- Property type: apartment, villa, land, commercial unit…
- Location: city, neighborhood, precision of the public address.
- Price: amount and currency (CFA franc, EUR, and so on).
- Media: number of photos, consistency of rooms shown.
For land, criteria change. Also read land in Senegal: points of caution .
Signals that deserve a question
- Price far below the neighborhood market.
- Blurry photos, too few of them, or no overall view.
- Generic copy-pasted description.
- Pressure to pay quickly “to reserve”.
